The directors and management of QB4 Capital have decades of experience sourcing investor markets in the region with an appetite for property assets. Additionally, QB4 Capital also has decades of experience sourcing and arranging Australian property development land and projects. QB4 Capital, therefore, is ideally placed to align regional capital inflows to Australian property developments.

The addition of an appointment as investment manager to the Enhanced Land Fund and the Premium Income Fund provides a regulated managed fund structure to pool investors into a diversified portfolio of property development land and projects, to best optimise opportunity, liquidity, risk and returns over the medium term.

The Product Disclosure Statements for the Enhanced Land Fund and the Premium Income Fund have similar portfolio management and asset allocation constructions. The objective is to smooth returns from underlying property development land and projects by optimising project size and timeframe, property types, geographic locations and cashflows. Investors have a right to distributions of the net fund income to the portfolio, and can further optimise their returns by opting-in to the Distribution Reinvestment Plan which effectively compounds quarterly distributions.

The objective returns for the current Product Disclosure Statements of The Guardian Investment unit classes are: Enhanced Land Fund Unit Class objective annual return is 15% – 25% pa Premium Income Fund Unit Class objective annual return is 8% – 15% pa.
